Karnataka's rental laws changed in 2026. Here's what you need to know.
2-Month Deposit Cap
Under the 2026 Karnataka Rent Act, security deposits cannot exceed 2 months' rent. Charging more is illegal and can result in penalties.
Kaveri 2.0 Registration
All rental agreements must be registered on the Kaveri 2.0 portal within 60 days of signing. You'll get a Unique Tenancy ID. Late registration starts at ₹5,000 in fines. Unregistered agreements have no legal standing in disputes — including eviction.
Rent Tribunal
Disputes are now handled by the Rent Tribunal, not civil courts. This means faster resolution — typically 60 days. Violations are decriminalized (no jail time) but fines are steep: ₹10,000 to ₹50,000, auto-escalating 10% every 3 years.
Notice Period
Both landlord and tenant must give written notice as specified in the agreement (typically 30-60 days). Eviction without proper notice and tribunal order is illegal. Valid grounds: non-payment for 2+ consecutive months, property damage, or unauthorized subletting.
Property Care Visits
Third-party property care visits — up to quarterly for Gold Karma. They catch maintenance issues early, handle minor repairs on the spot, and document everything. Protects your investment and gives tenants proof that the home is well-maintained. No disputes over "it was already damaged" — just verified facts.
Maintenance Responsibilities

Overstaying Tenants

The TDS exemption limit on rental income is now ₹6 lakh/year for business/entity tenants (Sec 194-I), and ₹50,000/month for individuals (Sec 194-IB). You keep more of your rental earnings before tax deductions kick in.

Common Mistakes Landlords Make

Charging Excess Deposit
Asking for 6-10 months' deposit is illegal under the new law. The cap is 2 months. Tenants can file a complaint and recover the excess with interest.
Verbal Agreements
"We agreed verbally" has zero legal standing. Without a registered written agreement, you cannot enforce any terms — not rent, not notice period, nothing.
Skipping Tenant Verification
Not verifying a tenant's background is the #1 cause of rental nightmares. Always check ID, employment, credit score, and references — even if you're in a hurry.
Entering Without Notice
Surprise visits violate the tenant's right to privacy. You must give at least 24 hours' written notice before entering, except in emergencies. Repeated violations are a tribunal offence.
Cash-Only Rent Collection
Cash payments leave no trail. Without proof of payment, disputes over unpaid rent become your word against theirs. Always use UPI or bank transfer with receipts.
Unauthorized Subletting
If a tenant sublets without your written consent, the fine is now up to ₹50,000 or double the rent received from the sub-tenant — whichever is higher. A massive jump from the previous ₹5,000. Always include a clear subletting clause in your agreement.
Delaying Deposit Returns
Holding the deposit beyond 15 days after the tenant vacates is illegal. Deduct only for actual damage with receipts. Delaying earns you penalties and tribunal complaints.
